Part 2 : " History repeats itself - Costa del Sol, the new French Riviera ?"

Series : Informed decision

The French Riviera playbook

The French Riviera 2000's real estate boom and the recent Costa del Sol expansion are often compared, numbers and industry data showing the same structural evolution.

Forty years ago, the French Riviera was largely viewed as a retirement and tourist destination, with an modest second-home market.

Today it has become a technology hub (Nice-Sophia Antipolis) and a luxury lifestyle destination, evolving into a major expatriate destination, and moreover, one of Europe's most valuable real estate market, with the higher end market average price for the French Riviera  reaching €9,000/m2, and climbing to €20,000/m2 for premium property, with luxury assets well over €30,000/m2.

The Costa del Sol now appears to be following a comparable development trajectory to that experienced by the French Riviera approximately 20 years earlier.

Just as the Riviera, Malaga and its surroundings have been a tourist hub for a while, but only until recently have been transitioning to a global residential market.

Both destinations are very similar in their expansion and follow a similar pattern :

Phase 1 : Internationalisation (Airport becomes a major European gateway).

Phase 2 : Creation and consolidation of high end residential ecosystem, foreign buyers increasing.

Phase 3 : Global luxury market Reputation, becomes a global lifestyle brand.

In the early 1990s the French Riviera saw a massive investment in the expansion of its infrastructures and the Nice airport doubled its capacity over just a few years.

While the economy was still recovering from the gulf war (1991), the local real estates market consolidated and developed into a sound place to invest. From 1997 on, and with the introduction of the Euro, Europeans buyers freed from currency issues made the markets soar exponentially, until the financial crisis of 2008 that slowed down the growth. However, being a market supported by a high proportion of cash buyers, and not relying on loans, the real estate market of the French Riviera showed great resilience, and soon rose again to transition through the next decade (2015-2025) into a premium investment haven for the wealthy.

Similarly, following the 2008 financial crisis, the Costa del Sol entered a period of major transformation. The correction of the Spanish property market removed speculative excess and allowed Marbella and Málaga to rebuild on more solid foundations.

From 2015 onwards, the region entered a new growth cycle driven by international demand and improved infrastructure. After the pandemic, and with the expansion of Málaga Airport, the dynamic accelerated further, evolving from a seasonal holiday destination into a mature international residential market.

Although the French Riviera and the Costa del Sol have developed over different periods, the Costa del Sol shares a comparable growth and a very similar pattern : an initial internationalisation and massive expansion phase, a sustained period of growth and consolidation driven by international demand, and a an exponential surge in prices. Between 1992 and 2022, the French Riviera's upper tier residential market increased by an estimated 190 to 260%, depending on location and property type, and  evolved into one of Europe's most established luxury destinations.

Similarly, the Costa del Sol market and has entered its own expansion cycle. Since 2015, average prices in the upper residential segment have increased by approximately 104%, compared with 64% across the wider Málaga market.

While the comparison is intended to illustrate a market cycle rather than predict future values, both regions share the same long-term fundamentals : a limited supply of prime locations, strong international demand, an increasing proportion of cash buyers, and continued investment in infrastructure. These characteristics have historically shown great resilience of the market and suggest that the Costa del Sol might even surpass the highs of the French Riviera.

OECD says The Spanish economy has shown resilient and steady economic growth in the last years, surpassing European peers.  Since 2021, Spain’s per capita GDP growth has exceeded 9% cumulatively, which is more than two and a half times the growth rate of the Eurozone

Roughly 35-43% of transactions in Málaga province involve foreign buyers, mostly northern europeans but  with growing demand from Americans and Eastern populations. In Marbella municipality, the total can exceed 60% in certain areas ! This is the highest concentration of international buyers in Spain.

The Costa del Sol benefits from rare assets, and its political stability, safe environment and the proximity with tomorrow's emerging economy of middle east and Africa reinforce every year its position as a key player in the European economy.

Massive investments, both private and from the government vow to secure and develop the potential of the area, the Spanish Ministry of Transport recently backed up a whopper investment of €1.5 billion dedicated to the Málaga airport expansion ( showing alone +34.7% growth in passengers since 2019) and has commissioned in 2025 a plan for a new railway corridor along the coast, aiming at serving up to 60 million annual passenger trips between Nerja and Algeciras.

World leading tech-companies like Oracle and Google already made their move and  started to implement infrastructures for their operations and A.I. expansion in Málaga, with Google opening a Safety Engineering Center (GSEC) in Málaga in 2023. Just behind, Vodafone invested over €220 million in Spain's digital transformation projects, with Málaga defined as a key hub for global technology.

The Spanish government keeps on attracting expatriates, simplifying their visas applications, promoting a new "digital nomad" visa giving residency for remote workers, and offering tax incentives like the Beckham Law, that allows certain foreign workers relocating to Spain to be taxed as non-residents for up to 6 years.

As the world uncertainty keeps on shaking habits and certitudes, the Costa del Sol looks more than ever like the place to be, a coveted haven enclaved in leafy paradise-like surroundings, with 300 days of sunshine a year, and a blooming economy.

The clever ones that bought properties in the past now sit on a priceless asset.

Not everyone will benefit from the growth.

On the Costa del Sol and specially in Marbella, the difference in real estate prices /m2 can be huge between a property to another.

Properties are frequently undervalued and snubbed because they appear outdated and poorly configured. Industry data and housing market studies demonstrate that buyers increasingly prefer move-in-ready properties and heavily discount homes requiring work.

A property aligned with modern standards, both in design and energy performance, will achieve its full market value while securing its long-term position as a resilient and strong asset.

Choosing the right partner for such a transformation is just as important as deciding to undertake it. A property in Marbella is not simply a financial asset; it is a place filled with personal memories, years of investment, and emotional value.

This is why we believe these projects require more than a standard renovation company. They require people who understand the market, the evolution of international expectations, and the details that truly create long-term value.

We are not interested in transforming homes into simple investment numbers. We are interested in understanding each property, each owner, and each opportunity to create something meaningful.
We are not a large developer managing hundreds of properties from a distance, where homes become numbers on a spreadsheet. We are personally involved in every project, every decision, and every detail. Our reputation is built one home at a time. When we transform a property, we do it with the same care and responsibility we would apply to our own home.

Every property has a story, and our role is not to replace that story with a generic luxury design, but to reveal the potential that was always there while preserving what made the home special.

For us, success is not only measured by the final result or the market value created. It is also measured by the moment an owner walks back into their home and feels that it has become better, more beautiful, and more meaningful, without losing the soul that made them love it in the first place.
