Moodboard
This flat is a good example of an investment strategy.
Purchased by a young couple sharing their time between the U.K and the Costa del Sol, their objective was to buy a run-down flat to reform, then sell to it with profit, the classic "fixer-upper".
Not being the only cheeky clever ones to take advantage of the Marbella real estate boom, they chose to aim at a "niche" market to bypass the competition. Fixer-upper are very often the same : bland and beige, feeling like an aparthotel more than a home.
Marbella's client pool being mainly well off and less budget-bounded, they opted for a bolder approach and aimed at a more aesthetically sensitive niche of customers, ready to pay more for something truly unique.

Layout Strategy
The lighting strategy was developed as a layered system integrating architectural, task and decorative lighting. Recessed downlights establish a uniform ambient light level, while adjustable track spotlights provide flexibility for highlighting artwork and architectural elements.
Concealed LED profiles integrated into ceiling coves, cabinetry and mirrors deliver soft indirect illumination, enhancing spatial depth without exposing the light source. Decorative pendants anchor the dining and kitchen areas, while independent dimmable lighting zones ensure consistent visual comfort and accurate material perception throughout the day.

Lighting plan
3D Renders
3D Renders - Gallery
Given the limited space of the living area, we had to ponder on how to maintain the inherent airiness and free flow of the apartment, while finding a way to divide the dining and living room area to keep a sense of structure.
The implementation of bespoke wall paneling in each room reaffirms the identity of each, with their own features, drawing inspiration from vintage tapestry interiors reinterpreted to contemporary standards. Carefully calibrated, simple but eloquent, creating a visual structure in the room, bringing character and style without compromising lighting nor fluidity of movement.
